For the period of January 1 through March 31 in Wicomico County, there were 212 settlements on single family housing units, up 5% from Q1 of 2025. The median sales price was $280,000, down 1% over the same period. Foreclosure and short sale properties accounted for 4% of single-family home sales in the first quarter of 2026, unchanged from the same period in 2025. *

Since the market downturn of 2022-2023, Q1 home sales have been remarkably consistent in the Salisbury MD area real estate market. Over the last four years, Q1 home sales have had a variation of less than 10%. Despite generally bad weather in January-March, we’re hopeful that the year over increase is a sign the market is on a gradual upswing. Mortgage rates remain somewhat volatile since the war with Iran broke out in February, while high oil prices have brought new inflation concerns to local homebuyers currently in the market. Of course, those who are waiting for home prices to drop are likely to be disappointed.

A solid March led to the year over Q1 increase in Wicomico County home sales, albeit modest. The theme of “this market is like 2019” is proving accurate in 2026. Salisbury MD area homeowners educated on market conditions are aware that patience may be necessary, and selling in +/- 60 days is perfectly normal. More flexibility is also required in negotiations compared to five years ago.  

What Lies Ahead for the Wicomico County Real Estate Market?

Our Q1 projection proved very close. In Q2, we’re expecting around 290 homes to close in the Salisbury MD area with prices remaining steady. If accurate, this would be a modest increase over Q2 of 2025 and inline with you guessed it…. 2019.
