March 2025 Salisbury MD Home Sales Statistics

In March 2026, the median single-family home sales price in the Salisbury MD area real estate market was $277,000, down 3% from the median sales price last March. There were 82 home sales, up 21% from the same month last year.     

 

The average time on market was 1.6 months, down from 2.0 months in March 2025.  Currently, there are 3.5 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Homes Sold in Wicomico County March 2026            

Home sales in Wicomico County posted their best total for March in the last four years. Mortgage rates had settled to near three-year lows in February and many intrepid buyers in the Salisbury MD area real estate market forged ahead despite challenging weather for most of the month. This brought home inventory back to what we’ve been accustomed to as many sellers delayed entering the market until the weather improved. While not a major shift, it could be viewed as a silver lining for a market that has been flat for over three years.

Conclusions for Home Sellers in Wicomico County 

Wicomico County home buyers will remain cautious through the spring, pursuing homes that not only present well, but are also priced within the market. April 2026 Salisbury MD Real Estate Outlook 

Our March projection was dialed in. For April, we’re expecting a bit of a pullback with around 65-70 homes sold in Wicomico County. If correct, it would be a slight improvement over last April in the Salisbury MD area real estate market. Check in with us next week for the Q1 Housing Report.
