December 2025 Salisbury MD Home Sales Statistics

In December 2025, the median single-family home sales price in the Salisbury MD area real estate market was $275,000, up 2% from the median sales price last December. There were 83 home sales, down 1% from the same month last year.

The average time on market was 2.5 months, up from 1.7 months in December 2024.  Currently, there are 3.2 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

The average days on market for a home sold in Wicomico County reached a multi-year high in December. This may have caught some sellers by surprise and could potentially give buyers currently looking in the Salisbury MD area real estate market some leverage. The longer a home is on the market, typically the more desperate the seller becomes and offers previously rejected as “too low” may now be more reasonable. Mortgage rates in the mid 5% range by the end of the year failed to materialize, leaving buyers facing not only higher borrowing costs, but record home prices.

Conclusions for Home Sellers in Wicomico County

Would-be home sellers in the Salisbury MD area may point to the December data and say “that’s not bad” compared to last December. In context, Wicomico County home sales in December were also in line with December sales way back in 2016, a time when the local housing market had just recovered from the Great Recession of 2008.
