In October 2025, the median single-family home sales price in the Salisbury MD area real estate market was $278,000, up 5% from the median sales price last October. There were 90 home sales, up 8% from the same month last year. 

The average time on market was 1.8 months, up from 1.6 months in October 2024.  Currently, there are 3.5 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

Outside of a solid September, the Salisbury MD area real estate market is continuing its sideways trajectory. Prices and home inventory remain stable in Wicomico County, while mortgage rates are slowly declining. A weakening labor market and a chaotic government shutdown in D.C. have many would be buyers on the fence about their home purchase through early next year, if not longer.

Despite the uptick of activity in October, would-be home sellers in Wicomico County need to be prepared for more sporadic showings, a timeframe measured in weeks versus days and buyers aggressively negotiating. November 2025 Salisbury MD Real Estate Outlook

Our October projection was on the mark. Along with the weather, November home sales in Wicomico County should cool off as well with 70-75 home sales expected by the time the Thanksgiving leftovers are consumed.
