In April 2026, the median single-family home sales price in the Salisbury MD area real estate market was $280,000, down 7% from the median sales price last April. There were 69 home sales, down 28% from the same month last year.         

The average time on market was 2.6 months, up from 1.5 months in April 2025.  Currently, there are 4.2 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

We’d have to go all the way back to 2012 to find a slower April for home sales in Wicomico County. Persistently high interest rates and buyer confidence in the economy have brought instability to the Salisbury MD area housing market since the war with Iran started in late February. The economic uncertainty is not only reflected in mortgage rates, but clearly at the gas pump which raises prices on food and consumer goods. Some buyers have simply taken a wait and see attitude for their planned home purchase.

Conclusions for Home Sellers in Wicomico County

Salisbury MD area homeowners planning to sell this spring should take note of the latest data. With home inventory at over 4 months and days on market at a multi-year high, it appears the Wicomico County housing market pendulum is swinging towards neutral territory. Nailing the list price should be the top priority for home sellers this year.

May 2026 Salisbury MD Real Estate Outlook
