Q4 2025 Housing Statistics          

For the period of October 1 through December 31 in Wicomico County, there were 273 settlements on single family housing units, up 6% from Q4 of 2024. The median sales price was $275,000, up 5% over the same period. Foreclosure and short sale properties accounted for 3% of single-family home sales in the fourth quarter of 2025. This was up from 2% during the same period in 2024. *

  

Takeaways for Salisbury MD Area Home Buyers

Q4 home sales in Wicomico County posted their best numbers since the last quarter of 2021. As mentioned in the December Sales Report, area home sales have been in line with figures last seen in 2016. This reveals the extent the Salisbury MD area real estate market has cooled off in the last 5-6 years. We are taking the newest housing data for Wicomico County as an indication of momentum heading into 2026. The Administration’s recent announcement of Fannie and Freddie’s purchase of 200B in mortgage-backed securities immediately pushed mortgage rates below 6% across the board for the first time since 2022.

 

Takeaways for Salisbury MD Area Home Sellers

While the long-term effects of the MBS purchase will be argued by economists, this action will undoubtedly pull new buyers into the market. It will also bring in some buyers who have given up until either rates or home prices dropped. Of course, we have been saying for years that the latter scenario was wishful thinking from a supply and demand standpoint. Should rates remain stable or drop further, the “lock in effect” of homeowners with mortgages at 6%+ staying put will be diminished. This means additional inventory and less upward pressure on home prices.

 

What Lies Ahead for the Wicomico County Real Estate Market?

Our Q4 projection for Salisbury MD area home sales proved accurate, but we did not anticipate an increase in prices. To start 2026, we believe a bit of a rebound will happen with around 225 homes sales in Wicomico County before April 1 and prices consistent with Q4 levels. This would be the best Q1 for area home sales since 2022 if it comes to fruition. Soon, we’ll publish the 2025 Year in Review with our predictions for 2026 in the local housing market.
