In February 2026, the median single-family home sales price in the Salisbury MD area real estate market was $298,000, up 10% from the median sales price last February. There were 53 home sales, down 13% from the same month last year.

The average time on market was 2.1 months, up from 2.0 months in February 2025.  Currently, there are 5.1 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

Home sales in Wicomico County hit a 13-year low for the month of February. Weather was certainly a factor, continuing the theme from January. Many buyers remain on the fence in the Salisbury MD area real estate market as mortgage rates have pushed up recently. Until rates across all loan types are consistently in the mid 5% range, home inventory will climb and the market will remain sluggish in our estimation.

Conclusions for Home Sellers in Wicomico County

As the traditional selling season draws near in the Salisbury MD area real estate market, home sellers should note that inventory is near a ten-year high and the market is shifting towards neutrality (six months of inventory is considered balanced). With a significant increase of new listings expected in Wicomico County over the next 90 days, pricing will be critical for a successful home sale as today’s buyers are only pursing properties that present the best value.

March 2026 Salisbury MD Real Estate Outlook

Our February projection fell well short. March is tracking for a solid rebound with 75-80 home sales expected to close out Q1. This would be in line with totals from 2023 and 2024.
