November 2025 Salisbury MD Home Sales Statistics

In November 2025, the median single-family home sales price in the Salisbury MD area real estate market was $290,000, up 9% from the median sales price last November. There were 77 home sales, down 15% from the same month last year.         

The average time on market was 1.9 months, up from 1.4 months in November 2024.  Currently, there are 3.8 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

Salisbury MD area home buyers continue to face headwinds of near record home prices and mortgage rates in the 6% range. While the Fed has cut its funds rate for the third time this year, of greater importance to home buyers is the fact that the yield on the 10 Year Treasuries recently hit its highest point since September. In layman’s terms, the yield on the 10 Year Treasuries plays a significantly greater role in influencing mortgage rates than action by the Fed. If Wicomico County buyers have a silver lining, it would be more inventory with longer days on market on average, giving them some leverage in negotiating price, closing costs and repairs.
