Q3 2025 Housing Statistics
For the period of July 1 through September 30 in Wicomico County, there were 275 settlements on single family housing units, down 2% from Q3 of 2024. The median sales price was $275,000, up 2% over the same period. Foreclosure and short sale properties accounted for 3% of single-family home sales in the third quarter of 2025. This was down from 4% during the same period in 2024. *

Q3 home sales in the Salisbury MD area would look much different if it wasn’t for an abnormally strong September. Last month revealed the pent-up housing demand in Wicomico County. All that was needed was relief in mortgage rates. September also demonstrated lower home prices after remaining at record levels for nearly two years. In our view, one month doesn’t make a trend but three does make a trend. August home prices were flat year over year, so this is something we’re watching closely.

Homeowners in Wicomico County are beginning to accept the “new normal” for market conditions in the Salisbury MD area, which is remarkably like pre-pandemic 2019. Overall, the market is more balanced, inventory levels have risen (but not spiked), and the average time on market for a sold home has settled at around two months. What Lies Ahead for the Wicomico County Real Estate Market?
Our Q3 projection for Wicomico County home sales and prices hit the nail on the head. Q4 should look similar to last year with around 260 home sales, but with prices declining slightly. Mortgage rates should continue to trend down for the remainder of the year, giving the market momentum to wrap up 2025. The Fed (FOMC) meets next at the end of October, with their final meeting in mid-December. Their decisions will influence the Salisbury MD area housing market into early next year.
