May 2025 Salisbury MD Home Sales Statistics
In May 2026, the median single-family home sales price in the Salisbury MD area real estate market was $290,000, unchanged from the median sales price last May. There were 92 home sales, up 2% from the same month last year.
The average time on market was 2.4 months, up from .9 months in May of 2025. Currently, there are 3.1 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers
May of 2026 could be labeled the “more of the same” month in the Wicomico County real estate market. Year to date, home sales and prices have flatlined versus the same period in 2025. The war with Iran, a bottlenecked Strait of Hormuz and unchecked government spending has created significant consumer inflation through higher energy prices.
The Fed is now considering rate hikes for upcoming meetings, something that was considered completely off the table in forecasts last year for 2026. Besides the obvious tightening needed for most household budgets, this doesn’t bode well for mortgage rates. Until we see a sustained near full point drop in mortgage rates, any meaningful growth in the Salisbury MD area real estate is highly unlikely.
Conclusions for Home Sellers in Wicomico County
It’s not all doom and gloom for Wicomico County homeowners planning to sell this summer. Three months of home inventory still means it’s a seller’s market. For reasons above, home pricing is critical and patience likely required. Five years later, we’re still reminding some folks that it’s no longer 2021.
The Salisbury MD area real estate market remains quite similar to pre-Covid 2019, however. Mortgage rates, months of inventory and days on market are eerily like that time with the obvious major difference being home prices. For many buyers and sellers alike, seven years ago is ancient history but historical context remains useful.
June 2026 Salisbury MD Real Estate Outlook
We believe our first month this year with 100 home sales is a real possibility to close out Q2, with prices stable. If we’re correct, it will line up with June of 2024. For context, 100 home sales occurred only once in Wicomico County last year (September) and three months in 2024.
