Q2 2025 Housing Statistics

For the period of April 1 through June 30 in Wicomico County, there were 274 settlements on single family housing units, down 14% from Q2 of 2024.  

The median sales price was $290,000, up 9% over the same period. 

Foreclosure and short sale properties accounted for 2% of single-family home sales in the second quarter of 2025. This was down from 3% during the same period in 2024. *

Market conditions in the Salisbury MD area have changed little since Q1. Wicomico County home sales posted their lowest Q2 total since 2017. In the June Sales Report, we detailed current buyer psychology and the headwinds they’re facing. Area home prices are at record levels, but that could change by the end of the year if mortgage rates don’t ease back significantly.

Wicomico County homeowners looking to sell in Q3 would be wise to consider where the market is heading when setting their list price and focus less on comparable sales. Mortgage rates remain stubbornly high. Available home inventory is creeping up along with average days on the market. A new school year is looming, meaning some buyers with school age children have or will suspend their home search until spring.

Does all this mean the sky is falling? No, but it does mean accepting the reality of today’s market and its trajectory. Buyers will be non-committal. They’ll be more aggressive in negotiating price, terms and repairs than in previous years. Getting a contract can take 2-4 months. What Lies Ahead for the Wicomico County Real Estate Market?

Our Q2 projection proved to be spot on. Until mortgage rates abate, the Wicomico County housing market will remain sluggish. We’re expecting around 270 home sales to be posted by October 1, with prices remaining steady. Next week, we’ll publish the Mid-Year Update for the Salisbury MD area real estate market.
