April 2025 Salisbury MD Home Sales Statistics

In April 2025, the median single-family home sales price in the Salisbury MD area real estate market was $304,500, up 7% from the median sales price last April. There were 92 home sales, down 7% from the same month last year.                      

The average time on market was 25 days, down from 1.6 months in April 2024.  Currently, there are 2.9 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

The spring “selling season” finally got rolling in earnest last month in the Salisbury MD area real estate market, but better late than never. Home prices reached all-time record highs. For sales, it was the lowest total for April since 2020 when COVID-19 drastically affected the Wicomico County housing market. It appears area home buyers have accepted mortgage rates will remain well into the 6% range for the foreseeable future and took advantage of additional inventory we typically see each April.

With the Salisbury MD real estate market gaining momentum, now is the perfect time to list your home. Many buyers with school-age children enter the market in April and May each year with hopes of closing before the end of July, moving in and being ready for an August vacation before the new school year begins. May 2025 Salisbury MD Real Estate Outlook

Our April projection missed the mark, with us underestimating the resurgence of Wicomico County home sales not seen since early last fall. May should post similar totals to April with around 90 units expected to close and prices remaining stable.
