August 2025 Salisbury MD Home Sales Statistics
In August 2025, the median single-family home sales price in the Salisbury MD area real estate market was $265,000, up 1% from the median sales price last July. There were 79 home sales, down 12% from the same month last year.
The average time on market was 2.0 months, up from 1.3 months in August 2024. Currently, there are 3.8 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers
August home sales in Wicomico County posted their lowest total since 2013. This has become a common theme in our monthly reports. What IS new is the fact that home prices on yearly basis are flat and something we’ve been watching for. As we’ve stated many times, one month does not make a trend but we’re confident this will become a trend by early next year, if not sooner.
With home inventory at nearly four months, the Salisbury MD area real estate market is marching in the buyer’s favor for the first time in nearly eight years. Mortgage rates have fallen to their lowest point since January, welcome relief to area buyers. Now that the average home’s time on market is at two months, this means local home buyers have more homes to choose from and are taking their time in decision making.
Conclusions for Home Sellers in Wicomico County
After a “spring sales season” that never really got off the ground, many aspiring Salisbury MD area home sellers are gun shy about selling in the fall and considering waiting until next spring to list their home. September 2025 Salisbury MD Real Estate Outlook
Our August sales projection proved to be on the money. We believe September should post a bit of a rebound as lower mortgage rates have gotten more buyers off the fence. Wicomico County home sales should look closer to what we saw in May through July, or about 90 units closed to finish out Q3.
