In July 2025, the median single-family home sales price in the Salisbury MD area real estate market was $285,000, up 7% from the median sales price last July. There were 90 home sales, down 20% from the same month last year.                              

The average time on market was 1.6 months, up from 1.3 months in July 2024.  Currently, there are 3.4 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

July home sales in Wicomico County came in at their lowest total since 2013, yet prices remain at record levels. At the mid-point of 2025, home sales in Wicomico County were at a 9-year low for the January through June timeframe. An anemic second quarter didn’t help. With mortgage rates remaining elevated, the current trend is unsustainable. Home inventory is at a roughly 5 year high, average days on market is increasing, and the market swinging towards the buyer’s favor in the Salisbury MD area.

As we move towards fall with few signs of mortgage rates dropping, Salisbury MD area homebuyers planning to sell should understand the importance of an accurate list price. August 2025 Salisbury MD Real Estate Outlook

We nailed our sales projection for July. August should post 80-85 sales before Labor Day with home prices remaining elevated in Wicomico County. It’s becoming more apparent we won’t see a single month this year with 100 or more home sales in the Salisbury MD area. The current pace of sales puts the Wicomico County housing market on par with 2014.
