June 2025 Salisbury MD Home Sales Statistics
In June 2025, the median single-family home sales price in the Salisbury MD area real estate market was $280,000, up 8% from the median sales price last June. There were 89 home sales, down 21% from the same month last year.
The average time on market was 1.6 months, up from 1.2 months in June 2024. Currently, there are 3 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers
We would have to go back to 2014 to find a June with fewer home sales in the Salisbury MD area. Local homebuyers remain hesitant to make a major life/financial decision when considering record home prices in Wicomico County and mortgage rates near 7%. When coupled with uncertainty in the labor market, a shaky economy and consumer inflation, the result is a sluggish housing market. Home inventory is increasing and we’re moving towards a buyer’s market. Should mortgage rates remain at current levels, area home prices will eventually begin to fall.
Conclusions for Home Sellers in Wicomico County
The Salisbury MD area real estate market has a traditional “sales season” which typically encompasses April-June (post Covid 2020-2022 being the exception) In 2025, it never got off the ground except for possibly April. Now that we’re on the back side of June, Wicomico County homeowners who are planning to list this summer or early fall need to account for fewer buyers in the market. This means an accurate list price is crucial to a successful home sale. Comparable sales from 12 months ago are no longer reliable metrics of value. July 2025 Salisbury MD Real Estate Outlook
Our sales projection for June was on the money. July is shaping up for similar numbers with 85-90 home sales expected. If we’re correct, it will be unlikely that we see a single month of 2025 where the 100 home sales threshold is crossed, barring a significant reduction in mortgage rates. The last time this occurred was way back in 2013! In the next couple weeks, we’ll be publishing the Q2 Housing Report and Mid-Year Update.
