March 2025 Salisbury MD Home Sales Statistics
In March 2025, the median single-family home sales price in the Salisbury MD area real estate market was $289,000, up 9% from the median sales price last March. There were 64 home sales, down 19% from the same month last year.
The average time on market was 2.0 months, up from 1.4 months in March 2024. Currently, there are 3.3 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers
March home sales in Wicomico County equaled that of 2014 and home prices remain at or near record highs. There may be a silver lining for Salisbury MD area home buyers, however. First, area home inventory is consistently at 3 plus months. Four months of inventory is considered a balanced market and over four months a seller’s market. This is in contrast to much of 2019-2022 when inventory was 1-2 months of supply and means home sellers will be more negotiable on price.
Secondly, the Trump administration’s trade policies (tariffs) have sent shock waves through the equities markets. As we’ve stated repeatedly, markets don’t like uncertainty and volatility and tend to contract when these conditions are present. This means investors are looking for safety and gravitating towards bonds, which fund mortgages. Last week mortgage rates were at 6-month lows, with further improvement expected.

Salisbury MD area homeowners planning to sell this spring should take the above information into consideration for their pricing strategy. April through June is the period of highest new inventory most every year, meaning competition amongst sellers typically peaks in Q2. Our March projection for area home sales was spot-on. April should end with around 80 units sold, close to 2020 when the Covid pandemic was ramping up. In the meantime, we’ll publish the Q1 Housing Report.
