September 2025 Salisbury MD Home Sales Statistics

In September 2025, the median single-family home sales price in the Salisbury MD area real estate market was $275,000, down 4% from the median sales price last September. There were 102 home sales, up 31% from the same month last year.     

The average time on market was 1.7 months, up from 1.6 months in September 2024.  Currently, there are 2.9 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers 

Salisbury MD area home buyers took advantage of falling mortgage rates resulting in the first month with 100 plus home sales this year. Of greater note is the fact that the median home sales price in Wicomico County fell for the first time since June of 2024. Home inventory continues to hover at around three months and the average days on market remains stable. 

Conclusions for Home Sellers in Wicomico County 

Stronger buyer activity is good news for Wicomico County homeowners planning to sell this fall. An autumn/winter home sale is a different animal than the traditional spring/summer period to list a property. October 2025 Salisbury MD Real Estate Outlook 

September home sales totals brought a pleasant surprise, easily surpassing our projection. October should be solid as well, with around 95 home sales expected to start Q4. We’ll be keeping a close on prices. Next week we’ll publish the Q3 Housing Report.
