May 2025 Salisbury MD Home Sales Statistics

 

In May 2025, the median single-family home sales price in the Salisbury MD area real estate market was $285,000, up 12% from the median sales price last May. There were 87 home sales, down 19% from the same month last year.

The average time on market was 1.8 months, up from 1.5 months in May 2024.  Currently, there are 2.8 months of supply of homes in Wicomico County. * This is determined by the number of homes available divided by the number of homes sold the previous month.

Conclusions for Wicomico County Home Buyers

May home sales posted their lowest total for the month since 2014. Persistently high mortgage rates and record home prices have made it impossible for the market to gain any consistent traction, with April being the only “bright spot” for sales so far in 2025. Should we see around 4-5 months of inventory in Wicomico County and lean toward a buyer’s market, it’s possible home prices in the Salisbury MD area may drop a bit or at least level off. Any significant and sustained lowering of mortgage rates will jump start the market and long-term push prices up further.

Many Salisbury MD area home sellers are entering uncharted territory with the market shifting monthly. The days of “list on Thursday, open house on Saturday and review several bids on Monday" are now distant in the rearview mirror. June 2025 Salisbury MD Real Estate Outlook

 

Our projection for May hit the target. June should look similar to last month with around 90 sales units closing and prices remaining elevated. Be on the lookout for the Q2 and Mid-Year Housing Reports next month. One question we’re pondering is “will home sales eclipse 100 units in any month this year?” The answer to the last time that didn’t happen may surprise you.
