State of the Salisbury MD Area Real Estate Market

As of June 30, there were 474 settlements on residential housing units in Wicomico County in 2025, down 11% from this time last year. The median sales price in the Salisbury MD real estate market was $285,000, up 8% over the same period. Foreclosures and short sales have accounted for 3% of residential sales in the Salisbury MD area real estate market this year, down from 4% at the mid-point of 2024. *

All eyes are on mortgage rates and the Fed regarding the Salisbury MD area housing market. The first half of 2025 posted the lowest home sale totals for Wicomico County since 2016. Persistently high mortgage rates pushing 7% combined with record high home prices has reduced the buyer pool to a fraction of what it was 3-4 years ago.

Housing Outlook in Salisbury MD for the Second Half of 2024

The Fed will meet next at the end of July and three more times before the end of the year. In 2024, the Fed cut its funds rate three times, yet mortgage rates did not fall in unison as many expected. The question before us in 2025 is “will the Fed cut rates over the next 5 months and if so, will there be any appreciable impact on mortgage rates?

Nobody knows the answer and we’re not bullish market conditions will change much from July through December. That said, we’re expecting 425-450 home sales in Wicomico County in Q3 and Q4. Home prices should remain steady and possibly tick down 1-2%, something that hasn’t been on our radar for nearly a decade.
